Internal lease benchmarking

Internal benchmarking is a dashboard that allows users to compare leases to company-relevant KPIs and spot potential outliers within the portfolio. Refine the lease comparison using different filters such as countries, or other custom structure nodes defined in the Administration center of the BuildingMinds Platform, and building usage types. For more information on the Custom structure, see Getting started with Custom structure. Compare the current performance to the historical performance, assess progress towards specific goals, and measure year-on-year lease trends. Take actions based on the learnings where improvements are necessary for the lease performance. You can find the dashboard under the tab Asset management, Lease management, Internal benchmarking.

Information

This visual displays the comparison of different dimensions selected by a report user. Users also need to select a certain granularity i.e., portfolio, zone, region, business unit, city, or building in the control's filter. Based on the recorded data, users are able to compare selected dimension entities with one another and ultimately assess entities that cost more than the others or have higher numbers of active sites, buildings, or leases.

No. of active sites

Number of sites related to an active lease contract.

No. of active buildings

Number of buildings related to an active lease contract.

No. of active leases

Number of active lease contracts in the lease-in or lease-out portfolio until the current date.

Avg. lease period in months

Average number of months you are leasing in or leasing out buildings.

Calculation: Time period in months between lease start and lease end summed up for each contract and divided by the number of contracts.

Monthly rent/m2

View how much rent you are paying per m2 on average.

Calculation: Monthly rent divided by the Total rentable area.

Avg. lease yearly rent

View the average yearly cost of your lease-in portfolio or the average rent revenue of your lease-out portfolio.

Calculation: Monthly rent of all active leases multiplied by 12 divided by the No. of active leases.

No. of employees

Number of employees using the space of the lease-in portfolio.

Monthly rent/employee

View how much rent you are paying per employee on average.

Calculation: Monthly rent divided by the No. of employees.

Rent by (selected structure level)

Assess different aspects in relation to the building type and selected the custom structure type from the right-side panel under Controls and Structure level. Custom structure types are defined during the onboarding in the Administration center of the BuildingMinds Platform. For more information, see Getting started with Custom structure. Select between the following KPIs.

- Monthly rent

- Monthly rent per employee

- Monthly rent per m2

- Yearly rent

Hover over the bars to get more information about the selected data. Understand the cost of the lease contracts based on the selected structure level and different building types, reckon entities with the highest costs and detect potential outliers within the data on building level.

Building overview

Get granular insights about the financial performance of buildings i.e., monthly rent/m2, monthly rent, and yearly rent, and non-financial data i.e., average lease periods in months and expiring contracts per building. Access the Digital twin of each building by clicking on the arrow in the cell, below the Go to Digital twin column.

Description

Lease type

Select if you want to view KPIs and data for Lease-in or Lease-out.

Rent type

Select if you want to view your cost KPIs based on the Basic rent or Additional rent (total rental costs).

Structure level

The structure levels are custom structure types that are defined during the onboarding in the Administration center of the BuildingMinds Platform. For more information, see Getting started with Custom structure. Select if you want to view your KPIs and charts for a specific structure level.

Description

Building type

Filter the KPIs by building types to get information and decide on specific scenarios, e.g. just view data for Offices in the portfolio.

Custom structure

Filter the KPIs by custom structure nodes to get information and decide on specific scenarios, e.g. just view data for a Business unit of the portfolio. The sections are based on the custom structure defined in the Administration center of the BuildingMinds Platform. For more information, see Getting started with Custom structure.

City and Building

Filter the KPIs by custom structure nodes to get information and decide on specific scenarios, e.g. just view data for a city or a building. The selection City and Building are based on the Digital twin information.
